1 You can evaluate the Pending Ratio which communicates the type of market your area is currently in.

Understanding the Pending Ratio: If the Pending Ratio is less than 20% it is considered a buyer's market. If the Pending Ratio is greater than 20% it is considered a seller's market.

PR < 20% = Buyers Market
PR > 20% = Sellers Market

2 Easily see at a glance the number of Active, Pending, and Closings for your market.

Knowing this information will allow you to understand your competition in your market area.
